What is an EPC
A Energy survey will be carried out by a qulaified energy assesor who is accredited with a goverment approved scheme. He or she will be assessing sevarl aspects of the property and its heating system with the purpose of providing urself with a energy performance certificate. Within the certificate will be ecommndations on how to improve the building and reduce its carbon footprint. the energy assessor will look at the following:
- The type of constrcution
- Windows and doors
- The amount of insulation present.
- Heating and ventilation systems
The energy assessor will use a a computer system which is known as RdSAP ( Reduced Data Standard assessment Procedure) which will give a sap rating value. the resulting certificate will give the house an energy saving similar to the one you find on new fridge and frezers.
- This is done by awarding SAP points for many aspect of the house:
- Type of property
- Number of storeys
- Number of habitable rooms
- The date of build of the house and of any extensions
- The property dimensions and room heights
- The wall construction and any insulation present
- The roof construction and any insulation
- Windows and doors
- Number of open fireplaces
- The number of energy saving bulbs with in the property
- Any Renewable energy sources such as solar heating
- Space and water heating and controls
- Type of fuel used for space and water heating
The Energy performance certificate will also show the current costs for heating, hot water and lighting of the home. The energy performance certificate will also show how improvements can be made within the property, these might include
- Better insulation for loft and walls
- Improved windows and doors i.e double glazing
- Improved heating systems i.e better controls
- The possible use of new systems such as solar panels
