Types of Property Survey

Amazingly, up to 80% of buyers don’t bother with a Property Survey at all, relying instead on mortgage valuation reports. However, these are designed for the lender’s benefit, not yours – they give no indication at all of any repairs or maintenance that may need doing.

With even some new builds turning out to have serious defects, some kind of Property Survey, from an accredited building surveyor, is essential.
    The main types are:

  • Homebuyer’s report. Performed by an accredited property surveyor, this is the most popular choice for 20th century homes, in general good repair. It covers major visible problems such as structural damage and dampness.
  • Building survey. This is a full, detailed report which includes accessing non-visible areas (e.g. the loft and drains). Both surveys indicate which repairs are urgent, and which will need to be done in the future.
  • New build “snagging” surveys, which pick up on construction faults.

The Property Survey Cost

The Property Survey cost reflects the amount of work undertaken, with Building Surveys being the most expensive. However, they are essential for older properties and those in a dilapidated condition.
